Buyers

home buyers 1 Whether you’re a first-time home buyer or have been down this road numerous times before, home buying is a complex process. It involves far more than determining what home style is right for you and which amenities are important in your lifestyle.

As an Arizona native, I have lived in the Valley of the Sun my entire life. I am familiar with many cities and neighborhoods across the valley and have assisted buyers of all levels find their perfect home.

Before we begin to view homes, we will determine your budget by your comfort level combined with a loan prequalification. If you do not have a loan professional, I can recommend a top rate group that I work with extensively. They have my same high standards of service and professionalism and I am confident you will enjoy working with them. They will work to help you discover which type of loan is best for you –  owner occupied, second home, investor, Canadian buyer, first-time home buyer, FHA, VA, conventional, past short sale and many more.

Once we have a loan prequalification in hand, we can get out and begin our search of any homes that have caught your eye. We will first discuss and develop a search criteria and determine your needs and wants in a home. This includes location, size and type of home along with your potential budget. I constantly provide you with up to date information of homes available on the multiple listing service via email. We will keep you informed of all homes new to market. It’s our goal to help you find your dream home, which means we need stay on top of every home that’s available that fits your criteria.

When we have found a home that is right for you, we will determine an offer price after determining the value of the other homes in the neighborhood that have recently sold. I will present the offer on your behalf and negotiate any beneficial terms.

Once your offer is accepted, I will assist you in opening escrow and scheduling any home inspections and a termite inspection. Together we will review findings and determine repairs or any further negotiating points.

The next phase is the loan processing stage. The financing team will work with you to compile any documentation needed to get the file through underwriting. They will keep us updated on progress and inform us if anything further is needed.

Once the underwriting process is complete, we arrange the final walk through of the property and the signing at the title company. When the loan funds (unless you are paying cash) the documents are sent for recording. When this is complete, you officially own the home!

I welcome the opportunity to assist you in finding a home that is just right for you. Let my market knowledge and transaction experience make your experience as smooth as possible.
